Areas we cover
Parking controls are new round here, and not everyone wanted them. Southwark brought in the Rotherhithe and Surrey Docks zone, zone S, on 5 September 2022, saying it would head off the congestion expected from the Canada Water Masterplan; of the 382 people who answered the consultation, 246 were against it in whole or in part. Rotherhithe Village followed with its own zone, RV, made in January 2025 after several attempts, covering streets such as Canon Beck Road, Elephant Lane, Kenning Street, Swan Road and Tunnel Road. And the older zone H covers Rotherhithe itself.
All three run on weekdays only: zone S from 8.30am to 6.30pm, and zones H and RV from 8am to 6.30pm. Southwark says that outside a zone's hours nobody needs a permit and visitors park free. You do not need to worry about any of it for us, though: your washer sorts their own parking.
If you drive north, you know the tunnel. Opened in 1908, it bars vehicles over 2 metres high or 2 metres wide and goods vehicles over 2 tonnes. A wash that comes to you means one less trip through it.
Canada Water is being rebuilt as a new town centre. The masterplan replaces existing buildings and car parks in phases over about 15 years. In March 2026 the Deputy Mayor approved a revised plan with taller residential buildings, and British Land says the first phase has finished and the next is expected to start on site from 2027. The developers have said public car parking will be almost halved, from about 1,900 spaces to 1,000, with a new public car park planned below ground under a new Tesco Extra. The Surrey Quays shopping centre will not be fully demolished until that is built, which Southwark News reports is unlikely before late 2028 to 2029.
For car owners that means two things: building work nearby for years yet, and fewer public spaces. Dust settles on cars parked near building sites, and a regular outside wash keeps it from building up on the paint.
Every building sets its own rules for its car park. If your car lives in one, check with your concierge or managing agent that a washer can work there, then add the access details, any height barrier, the level and the bay number in the notes when you book. The washer checks in at the car and photographs it before and after, so you have a record without coming down.
How it works
Local life
Rotherhithe wears its history lightly: old docks turned into wildlife sites, a Pilgrim Fathers link and a brand new leisure centre. These are the places locals use.
The red floating boardwalk across Canada Dock opened in 2024, with around 2,500 people at its nature-themed opening party.
Woodland built on the old Surrey Docks, and an artificial hill made in 1985 with a bronze map of the docks on top. Both became Local Nature Reserves in 2017.

Opened in September 2025 under the new Dock Shed, with a 25-metre pool, gym and sports hall, and over 5,500 members within weeks.

Christopher Jones, master of the Mayflower, was buried at St Mary's Rotherhithe in 1622. His grave was lost, and a new memorial went up in 1995.
Opened in June 1869 and on Historic England's register of parks and gardens. Bermondsey Carnival there drew over 9,000 people in August 2025.
The riverside city farm marked its 50th year in 2025, when the Duchess of Edinburgh came to visit.

Southwark's 2021 profile puts Rotherhithe ward at about 15,600 people and Surrey Docks ward at about 13,000. They are quite different: about 40 percent of households in Rotherhithe ward rented socially, against about 21 percent in Surrey Docks, where most homes were owned at the 2011 Census. Add the new towers at Canada Water and you get everything from riverside terraces to brand new flats.
